What is the difference between someone who lists a home, throws a sign in the yard, slaps a lockbox on the door and scribbles a quick description out on the MLS...often with pictures taken from an iPhone…

VS... a listing Pro.

We received a call from a very kind, but somewhat frustrated homeowner hoping to list their North Fork Home For Sale.  They had interviewed several agents referred to them by their relocation company. They were  less than impressed.

Recalling previous online marketing they had seen from our team, we were contacted.  :)

Below is the timeline of events specifically marketing our clients’ "North Fork Home For Sale."

 

 


 

 

 

 

 

 

Friday 6/10
Received call. Prepared Listing Paperwork. Met with Homeowner & walked the home with client, discussing various staging strategies. Reviewed Comps.

Monday 6/13
Called relo-company several times chasing paperwork that was needed.

Tuesday 6/14
Sent Listing Paperwork via DocuSign.
Called Homeowner to inform them that documents were sent.
Followed up with relo-company several more times chasing relo paperwork.

Wednesday 6/15
Contacted Professional Photographer to schedule a photo shoot. Coordinated with Homeowner.

Thursday 6/16
Received all signed listing paperwork.

Sent listing package along with relo-docs to the relocation company.

Friday 6/17
Photographer arrives. Stages out for photoshoot. Edits and sends pictures for marketing campaign.
Placed “Coming Soon” Sign in front of the house.

Saturday 6/18
Verbiage written for Social Media pushes.
Posted “coming soon” to Zillow & Facebook, including awesome!! photo gallery.

Monday 6/20
Pushed open house on Zillow along with posting a “guess the list price” Facebook add campaign.
Listing Virtual Tour posted to Tour Factory.

Tuesday 6/21
Create and push an Event on Facebook Business Page.

Wednesday 6/22
Share Facebook feedback with sellers.

Thursday 6/23
Shop for an open house: Gift Card for Facebook winner, Wine & Cheese for guests.  Yum!
Share Facebook feedback with sellers.

Friday 6/24
Conduct a Tour with the Homeowners looking at other North Fork Homes For Sale that they would be competing with.
After assessing the competition,  strategically adjust discussed list price (up) +$15,000 and list Home on MLS.
Posted listing & open house event to Facebook Group. 
Share Facebook feedback with sellers.
Received offer same day (less than full price). Relayed to seller. Suggested we wait to see how busy open house goes. (30 minutes later the offer was adjusted to full price).

Saturday 6/25
Shop for more goodies (more yum!) and set up for open house.
Place multiple open house signs at all intersections leading to the house.
Host Open House. Log and document multiple visitor sign-in's.
Follow up for interest.
Announce Facebook Winner.

Monday 6/27
Share Feedback from open house & social media outlets.
Accept and process the full price offer.
Fully process the transaction toward closing, keeping Homeowners informed throughout the process.

Net result = Full price offer.  House is selling between $10,000 and $25,000 higher than prices recommended by previous agents.

So…  All above = Very Happy Clients and a SOLD North Fork Home!  :))
